Good afternoon fellow members,
The Gold Coast is known for some of its unique events, apart from its many tourist attractions and the myriads of activities. Every year, the city welcomes thousands of guests to take part in the Armor All Gold Coast 600 and enjoy watching the live action of the racing track on the 25th to 27th October 2013.

The Armor All Gold Coast 600 is one of the most favourite motor sport events of the entire nation, and every year, the city welcomes visitors from all across the country to enjoy this amazing V8 supercar race. So, I guess you will know where I will be next weekend trackside!!!

Plenty of action over the past few weeks so here is an update according to Michael Matusik

Australia's population grew by 397,400 last year to reach 23 million.

Queensland's population is growing by 93,000 people each year, similar to NSW. Western Australia is seeing an 83,000 annual increase, yet VIC remains a star lifting its population by 102,000 new people over the past 12 months.

There were 163,000 new homes approved across Australia this year, which is 17,000 more than last year.

Most new starts are still detached housing (95,000) verses 67,000 attached dwellings. But apartment starts are up 20%on last year, whilst detached housing rose just 6%

A similar trend can be found in Queensland, with 30,000 new homes underway this year, against 27,000 during 2012. Interestingly, new detached homes are down 1,000 or 5% in Queensland whilst new apartment construction is  up 50% -12,000 approvals in the 12 months to August 2013.

Isn't that a great feeling that you are leaving DEBT behind, especially now!

The recent reduction in the official cash rate comes at a time when the housing market has begun showing signs of responding to the low debt servicing environment. So, with an election on the way, which normally subdues market activity, what is the likely effect of this latest cut?

Since the housing market reached the lowest point in May last year, Australia has seen dwelling values rise by 6.5%based on RP Data Rismark combined capital city index. That equates  to a gross profit (Equity) of around $30,000 for an average home owner although figures of up to $46,000 have been reported  in the media.

The transactions are up by almost 18% compared by the same time last year, which highlights that homeowners particularly investors and up-graders, are moving off the  sidelines and into active buying mode.

For members with the average discounted variable mortgage now approaching the 5% mark you are likely to find more and more new investment properties with a cash flow positive or neutral cash flow yield. Remember we all seem to be focused on the rental yield and the high growth areas for long term growth however take advantage of these great rates while they last.

Tour of Duty continues MACKAY

"Mines on the Move"

Good morning fellow members,

Spent the last couple weeks up in beautiful Mackay after a climate change from Sydney, what a contrast in temperatures! I was fortunate to stay beachside in a little place called Dolphin Heads just out of town. I mean to say I was literally on the beach overlooking the Bay of Islands. Tough job but someone has to do it!!!


 

I must say I was quiet shocked to see plenty of movement of heavy equipment being transported out of town from areas of Moranbah and Dysart. They all seem to be relocating to other areas, one of which is the newest "HOTSPOT" in the Hunter Valley Region.  More about this later.

Rescue your retirement before it is too late!!!

It was lovely to  meet with new clients who were all excited to either start or expand their property port-folio for the future, either inside or outside Superannuation. Seems to be the trend lately to set up a Self Managed Superannuation Fund (SMSF) due to the vulnerability of the big Super Funds. On that note we have plenty of brand new properties designed for the SMSF which you may wish to consider before the next swipe of reductions.

How old do you feel!!!

Met with a lovely couple in Mackay with a lovely home which they recently bought. As you all know the process, I was completing details for the Assessment Application to forward to our Financial Strategists. One of the questions was, "Do you have any toys, boats, bikes, cars, bars of gold etc.." and the husband mentioned that he had a VINTAGE CAR. When I asked him  what sort of car was it as I was visualising a T Model Ford with the running boards etc... I was quite shocked when he said that he had a Valiant Charger 265 hemi in MINT CONDITION in a Bubble bag.

GULP!!! Now I really did start feeling old as it only felt like yesterday when I brought my brand NEW CHARGER for $3,500. This car of his was in absolute brand new condition and when given the opportunity to sit in her all the memories flashed back URGH!!!! 
     

If you are ever near Nebo, (2hrs west Mackay)  you have to visit Nebo Junction for their famous Junction Burger. Big enough that you find it difficult to jump over. Those boys out there in the Mines and Cane fields have big appetites.

Here is something for Clive Palmer to consider as he duplicates the TITANIC. A perfect accurate model in true scale in one of our new members lounge room. The detail on her was unbelievable. More unbelievable was the owner of the model TITANIC was also a ship builder from Malaysia.

Good morning fellow members,

Annette, Jayden and I had a great time catching up with everyone in Sydney and Newcastle last couple weeks.  One of our highlights that we experienced at the Katoomba Festival, where the temperature reached a sweltering -1 degree was that Jayden experienced sleet for the first time.

We also visited the St.Judes Church, Randwick where we celebrated our 38th Year Wedding anniversary.

As most of you know Mac Mahon's Manor was our Entertainment complex that we owned and operated back in the 1970's and 80's in my first half of my life.  The Hurstville City council have now converted our building into a Museum. They contacted us recently to announce that they wish to establish a special event running for a period of 3 months next year based on the history of the building since the 1920's. This will be like a 'time warp' for all of us as the interviews continue with all my team. I will announce the event when published, so stay tuned.

Good evening fellow members,

What a beautiful day here in our neck of the woods, hopefully your day is as equally nice,  I didn't see you at the March.

I am resting up for the remainder of the week as I was rushed by ambulance to John Flynn Hospital with a suspected minor stroke which scared the 'heebby jebbies' out of me. I have had some tests and scans and booked in Sunday for a MRI.  Good news is they discovered I have a brain after all Ha-ha!!! Lucky we have a public holiday today so means I can rest up. 

Tour of Duty continues as I am coming back to Wagga Wagga in May for coffee and Tim Tams and looking forward to see all of you. So, expect a call.

 

4th overall place for Australian Titles

For those members who know our young 14 year old son Jayden, he performed exceptional for his first Australian Titles last week with the Kurrawa SLSC, his efforts were outstanding even though he was pipped at the post. The Club has again stamped its authority as one of the dominant surf life saving clubs in Australia after achieving 13 Gold, 5 Silver, 5 Bronze and overall 4th place. Ky Hurst proved his is the greatest surf swimmer in the history of surf lifesaving winning his 9th open surf race championship in a thrilling sprint finish.

Just returned from South Australia, more importantly targeting the township of Whyalla ... Why Whyalla you ask!!! Well, I had to see for myself what was all the fuss about for the newest HOT SPOT in Australia which took a solid month to evaluate.

Some of my research was also gathered from the locals over a couple beers at the local Pub, these guys had no objections to telling me the unadulterated truth of the past, current and future for the town of Whyalla Ha-ha!!!

 



My research exposed many positive thoughts which can really be summed up with the following comments

·         The Pilbara Region, Western Australia where we invested heavily 6 years ago for $350K now worth $1.1ml with the added bonus of $2,000 per week rent. That TRAIN has LEFT the STATION

·         The Bowen Basin, Queensland where we invested 4 and 5 years ago for $280K now worth $500K with the added bonus of now $600 per week rent. This TRAIN is LEAVING the STATION however if we are quick and run down the platform we will catch the last carriage and  ride the wave of growth as we still have limited stock available for $350K+. Great for older members who are limited to a 10 year turnaround or the young entrepreneur keen to build a fast port-folio.


·         The Gulf, South Australia, where it is a very good entry level for the younger members who have the most important valuable commodity TIME. This TRAIN is about to arrive into the STATION and feels and looks better than the Pilbara Region of Karratha 6 years ago.

Good afternoon fellow members,

Here we all are, struggling to gear up in to work mode then we have another celebration holiday This is torture!!! Ha-ha!!

This is the only day of the year MALES RULE SUPREME where we get all the praises, turning the snags and prawns on the Barbie, that takes plenty of skill juggling a cold beer in one hand and tongs in the other whilst our beautiful wives are slaving away in the kitchen doing all the preparation of salads for the big day. Guests arrive on time going to their appropriate corners, Men around the BBQ talking real talk and our girls gossiping over who knows what in the kitchen. Lunch is served, our moment of truth, everyone praises the Chef with honour, but it gets better Once everyone has left, naturally we, the mere male are so exhausted from the heat off the Barbie, our consumption rate for liquid refreshments have been limitless, its hot work over the Barbie, we have to rest our weary bones with a Nana Nap. Miraculous timing when we regain consciousness to find all the cleaning done and dusted including the BBQ. That is the perfect AUSTRALIA DAY celebration. 

For those members who know our young son Jayden now 14 yrs old, he is doing exceptionally well representing Kurrawa Surf Lifesaving Club last weekend's Ocean 38 where he made the finals.

We are planning a big year this year with all of The FIRM's business plan coming together after all these years, so stay tuned for the next exciting episode. Australia's resources revolution is only getting started, and it feeds into property markets around the Nation:

TERRY RYDER

One reason many economists and journalists prematurely pronounced the death of the resources boom last year was the alleged 'slowdown in China.

The definition of 'slow growth' in China is 2 to 3 times the growth of anywhere else. Such was the case in 2012 when the world trembled because of China's economic growth was below 8%.
But the latest figures from  China's National  Bureau of Statistics depict on the economy that should never been mentioned in the same sentence as 'slow'.

The economic growth rate in December Quarter rose from 7.4% to 7.9%. That is about 140% higher than our growth rate and Australia ranks highly on a global scale. Now look at today's headlines CONGRATULATIONS to all those members last year who could also see the vision of investing in these mining areas Well Done!!!

Good afternoon fellow members,

Slight hangovers or overtired from all the excitement of last night as we cautiously move through the rest of the day trying to remember that New Year resolution Must have something to do with age as the years seem to overtake us so fast now, or is it just me!!!

Here we are at the very first day of 2013 and a perfect time to reflect on the lessons of the past 12 months. January 1, 2011 maybe a distant memory however the Newspapers on that day reveals we ended the year on a sombre (NOT Sober) note Ha-ha!!

The housing market was in the doldrums and the Australian share-market had fallen 15%, wiping $233 billion off the value of our investments. Even devoted investment fans were wondering if the gloom would ever end.

The pessimists had a field day. If you wanted to worry about something you had a multitude of choices the end of the mining boom, the looming slow down of China, the collapse of commodity prices or the problems with Europe.

Fortunately 2012 was the Year of the Golden Dragon, which the Chinese believe bring incredible good fortune, perfect time to have a baby, and could be a great year for investments.

As it occurs only once every 60 years you are lucky if you see two in a lifetime. The last year of the Golden Dragon was in 1952 (the year before I was born L) The year Lang Hancock discovered the largest Iron Ore deposits in the world, and the Japanese stock market doubled in value.

And 60 yrs on it pulled off its magic again 2012 has been as good as it gets for investors. Almost every stock and bond market in the world showed good gains. According to Noel Whittaker Sunday Mail In Australia every major Asset Class was up in both nominal terms and after adjustment for inflation. Even better every major asset class increased by more than it expected average long-term real return. According to Ashley Owen, of Philo Capital Advisers, this has only happened in three other years since Federation.

But while all the action was going on there were other investors who didn't do so well.

There were the nervous ones who keep their bulk of their money in cash while they awaited a "definite signal" that the recovery was on the way. They have already missed out on the above average returns last year has produced.

That's all  history now, the question is, where to from here.  As always the pessimist's  have plenty to worry about with the 'new' expression "Fiscal cliff" being bandied around.

However there is much to be optimistic about as we move into 2013.

In Europe and the USA there is high unemployment, which means companies are able to make good productivity gains, and the fall in commodity and energy prices mean manufacturing enjoys cheaper costs.

In Australia, interest rates are on the way down, and expected to stay that way for at least the next year, so happy wise shopping for investments.

I am resting up now for a complete overhaul, grease and oil change under strict Doctor's orders as she puts me through more tests.

My Stress test and high blood pressure sent out alarm bells and was rushed into John Flynn Hospital for an Angiogram and possible Stent. The Heart specialist gave me the all clear PHEW!!! Now preparing for more tests to look forward to over the next few weeks ... OUCH!!!

Good morning fellow members,

My apologies for not reporting back to all of you recently on Zilzie Bay and Gracemere which will follow in the next email to you. Time has gone incredibility fast leading up to the big day for our daughter Natasha and new

son-in-law Tim's big Wedding day last Saturday the 13th October.

Amongst all the pressure of travelling around the country we had a very attractive offer on our home which we couldn't refuse. Great timing for us now as there are plenty of choices of homes to consider, especially with the drop in interest rates now down to 3.25% and the Spring selling season is taking flight. There is talk of another Interest Rate cut due prior to Christmas. What a lovely Wedding and Christmas present that will be!

Let's see if Karratha in Western Australia was setting the litmus test for Central Queensland. Remember when some of us targeted Karratha with caution 5 years ago and paid $350,000 now worth $1.1ml pulling $2,000 per week rent.

Look what has happened in Gladstone and Mackay after just 12 months our investments have skyrocketed from $350K now to $450K which is now too expensive for us to play in those areas now. So Gracemere and Zilzie Bay are the final frontier.

Good morning fellow members,

Firstly, I want to say thank you to all the Canberrians that I visited last week for their warm hospitality especially with minus -4 degrees outside . BRRRR!!!. I sneaked down to the snow fields last week and saw plenty of snow which I have not seen since I was a kid. What an experience making my first snowman.

I made it back in time for my surprise 59th BIRTHDAY party, thanking everyone for your well wishes, very much appreciated. Next year will be the "BIG CELEBRATION" and everyone will be invited GULP!!!

The last few days I had some disturbing news when I was diagnosed with Bell's Palsy from my local GP and member. It isn't serious, however my right side of my face drooped, making me uglier than ever Ha-ha!! I was booked immediately with a Neurologist and prescribed a course of steroids to improve 'my six pack' (Only joking) and I have been told that my ugliness will continue for around 10 to 12 weeks then I will be back to my good looking self. Ha-ha!!

Regardless of the challenges, the specialists gave me a clean bill of health so I am coming to Melbourne on Monday for a week to 10 days to continue my 'Tour of Duty' so have the coffee and Tim Tams ready.

I have just arrived back on the Gold Coast to reload and also to defrost. More importantly to attend a beautiful wedding for a very special couple. Greg and Dianne Morison have been friends of ours for centuries and their son Benny and new bride Debbie invited us for the grand occasion. I must say the atmosphere for the ceremony and the function was sensational. Congratulations Debbie and Benny, may your marriage be filled with all the right ingredients: a heap of love, a dash of humour, a touch of romance, and a spoonful of understanding. May your happiness last forever, Congratulations!

"Tour of Duty continues Wagga Wagga"

I was warned to rug up and wear my winter woolies and beanie as I brave the freezing cold climate conditions of Gippsland. However I thought Wagga Wagga would have been warmer being in the northern warmer region, guess what,  it was cooler with minus -2 degrees on some mornings. The locals telling me to toughen up as they haven't had winter yet. The things I do, on and above the call of duty for our members J

Thank you for your warm welcome to make me feel at home, however I must say I am gaining a few extra kilos from your generous hospitality which I must say are very well concealed with all the layers of winter gear I am wearing. Welcome also to all our new members that have come on board with us recently, we trust you also will enjoy the journey as we now enter into our third generation of 9,057 members.

"EASTER SPECIAL"

Good morning fellow members,

Well, I have now returned back home just in time for Easter from my extended "Tour of Duty" in Canberra.

Thank you everyone for your warm hospitality, Canberra for me is one of those special places that leaves an everlasting impression of the beautiful scenery. As you drive down many of the roads around the city you feel dwarfed by the towering canopies of magnificent Oak trees.

Thank you Canberra for also introducing many new members through Homecorp who are about to experience an incredible journey as they start their property port-folio as we all did when we started 22 years ago. Our current membership is now 8,987 members, thank you everyone for your genuine support.

Our deepest sympathy to Eveline and John Breindl, long term members of The FIRM whose Mum passed away on Friday.

We were honoured to meet Gertrude many years ago who was a proud, grand old lady who provided many exciting stories about her life.

Our prayers and thoughts are with you.

Gertrude's funeral will be held on April 11th at 2:30pm at the Albany Creek Memorial Park. Details in today's newspaper.

"Jayden made Semi Finals for Queensland State Championship IRONMAN"

 

Good morning Fellow Members,

As most of our Camberrian Members were aware I had to cut short my return visit to Canberra to support our son Jayden for the Junior  Queensland State Finals which he was competing in for Iron Man and Board.

A tremendous effort from the Kurrawa Stingrays who won Second place out of 37 Clubs in the Club Point score. Kurrawa had only 31 competitors compared to Maroochydore with 100+. In total there were 1,396 participants. Jayden came in 8th in the Ironman Quarter Finals however bombed out in the Semi Finals. The same results with board, however his team members excelled with their results.

Thank you to Kurrawa Surf Lifesaving Club and all the volunteer team members for your support and dedication over the years which has certainly paid off with all the training, mate ship and wisdom for this next generation of young Nippers.

"Perth the beautiful City"

Good morning Western Australia,

The Eagle has returned ... Ha-ha!!!

I want to take this opportunity to thank everyone over in Perth for the wonderful support in making me feel very welcome in a city that I have never visited before. What a pleasure it was to see a city and its suburbs to be so clean, green and so well organized in infrastructure.

I was particularly impressed with their transport system, with its amazing commuter train running down the centre of the freeways and overhead bridges above the Railway station linking to the car park and the Bus services to the suburbs ... Sheer brilliance!!!!

Speaking to many of the members in Western Australia we compared notes to Queensland.

·         We are very similar in many ways, except we have the sun rise over our ocean and they have the sun set over their ocean.
·         Western Australia is running with the two speed economy the same as Queensland due to our mineral/gas resources.
·         Climate is  very similar however our moisture content and humidity is much higher in Queensland which made it more comfortable for that early morning walk in Perth.
·         The value of housing is slightly higher than Queensland with rental returns and yield being around the same.
·         Both Western Australia and Queensland flat line in growth about the same time and will boost within the same timeline.
·         Western Australia surf beaches leave a lot to be desired (mill pond) especially for the Ironman competition recently where Kurrawa Surf Club, Gold Coast, (Jayden's Club) scooped all the trophies as our beaches on the Eastern Seaboard are not for the faint hearted Ha-ha!!

So why were the members in Western Australia still focusing on Queensland to invest?

West Australian members told me their reasons why 

·         That they felt more remote on the Western seaboard with support mainly from International migration where Queensland has stronger migration from the Southern States of Tasmania, Victoria and NSW along the Eastern seaboard. "As we are getting older we are getting colder"
·         Queensland Government offers a $10,000 Government Grant Boost to stimulate all new property built which has just been extended in time.
·         Our property prices around Central Queensland's mining industry are still affordable ($350K to $425K) compared to $900,000 to $1.2ml. around Karratha with similar % yield. The entry level is more affordable.
·         Queensland's Bowen Basin has additional support of livestock and Universities.
·         Massive infrastructure including rail, seaports and road transport systems.
·         $146 billon total boost to the region for infrastructure.
·         An additional 100,000 new jobs coming on line over the next 5 years for Central Queensland.
·         Property values have increased by 100% over the past 5 years in the Bowen Basin.     

These are just a few of the reasons that members from Western Australia continue to see far more benefits in investing in Central  Queensland as they have seen enormous growth in the Pilbara Western Australia, which is now too expensive to play and see more potential over here.

As you are aware we have been testing the waters in this region quietly now for the past few years especially in Emerald. The last settled sale for House and Land was back in June 2010 for $400K to $415K with rentals calculated at $400 even though we were informed that $450 per week would have been a good budget. Last year 12 months later, June 2011, Bank Valuations were ordered. These house and land packages came in at $30K to $35K more than the previous year. That is a  7.5% increase when the rest of Australia was flat lined in growth. More amazing was that the rentals were averaging around $550 to $600 per week.

Well, up, up and away on Friday for 2 weeks visiting all our wonderful Western Australian members. My apologies if I have not made contact with you, however please call me as I would love to catch up with you for Coffee and Tim Tams.

One of our members, Ray, who I caught up with recently, made an incredible moving statement which motivated me very much for this year, especially while I am away on my "Tour of Duty". His comments made me realize that our connection to each other is done through pride and loyalty which displays a  more positive and productive outcome for all members.

It's all happening in QLD and WA.

Australia with relatively low sovereign debt and above 4% Reserve Bank interest Rates has the capacity to stimulate its economy by increasing the borrowings and decreasing interest. We are likely to see interest rates being eased over coming months.

Earlier this month Deputy Premier and Treasurer of Queensland Andrew Fraser said "Around the world, in the face of the fallout from the European crisis, Australia is regarded as a stand-out performer".

The last OECD forecasts showed that the 2012 Australia would lead the growth league table of the developed nations.

Fraser added "our forecast growth is not only set to out-perform the nation this year, it will lead the nation in the coming financial year as we power up to 5% growth with WA predicting 4.25%, while Victoria predicts next to no growth.       

Already the huge demand for jobs and housing in the mining centres within  WA and especially Regional QLD far outstrip available supply.

Hence the reason for me personally investigating these powerful statements so I can report back with our findings so we can offer very constructive factual information to present to all the members to consider.

Dear Landlord, because I realise that some landlords can be rather particular about this kind of thing, I am hereby requesting your permission to remove my drawers in the kitchen.

I found a cockroach in my food. My doctor says I'm sick of it. Will you please send someone to fumigate?

Dear Landlord, our kitchen floor is very damp. We have two children already and would like a third, so could you please send someone to do something about it.

I am requesting urgent repairs to my stove. It causes backfires and recently burnt my knob right off.

Bathroom repairs
Dear Landlord, the toilet in the second bathroom is blocked and we cannot bathe the children in there until it is cleared.

My toothbrush got stuck in the basin. Please send someone to get it out, because I cannot wash my hair.

Dear Landlord, my toilet seat is cracked. Could you please tell me where do I stand on this?

I am having difficulty bathing myself. Please send someone to help with the bath.

Dear Landlord, our toilet seat is broke in half into three pieces.

Our toilet is blocked. The boys next door keep throwing their balls on the roof.

Dear Landlord, this is to let you know that our toilet seat is broken and we cannot get e-TV.

Plumbing repairs
Dear Landlord, my water has a strange colour and smells funny. It is too gross for me to taste. Please could you send a man to look at my plumbing?

The sewer is blocked and drain water is forming a dam. I don't think my dogs can swim in it. Please send someone to save them.

Dear Landlord, would you please send a man to repair my downspout? I am an old-age pensioner and need it straight away.

Dear Landlord, there are spiders that climb up the water spout, and when the rain comes, they come out. Can you please do something?

Dear Landlord, would you please send a repairman to fix the bath tap? It is very uncomfortable for us, because my wife got her toe stuck in it.

Dear Landlord, I woke this morning and found my water boiling.

Exterior repairs
Dear Landlord, will you please fix our cracked sidewalk? Yesterday my wife tripped on it and fell pregnant.

Dear Landlord, remember the broken paving stone I reported? It was too small to repair back then, but I have broken four more pavers since then. Please send someone to repair them, before I cause more damage.

Neighbour complaints
The woman next door entertains men at all hours of the day. They get quite loud sometimes. Please do something before my husband decides to go over there himself.

Dear Landlord, this letter is to inform you that there is a terrible smell coming from the man next door.

The guy next door has a large erection in his back yard. It is dangerous and unsightly. What can I do about it?

Dear Landlord, I want to lay a complaint about the farmer across the road. Every morning at 5:30 his cock wakes me up, and it is getting too much.

Dear Landlord, I want to complain about the neighbour's dog. It barks all hours of the day and night. It leaves little "gifts" in front of our door. I might still get used to the noise, but I find the poo hard to swallow.

Other complaints
Dear Landlord, when those repairmen were here, they stuck their dirty tools in my wife's new white drawers and made a mess. Please send some men with clean tools to finish the job and keep my wife happy.

50% of the walls have rising damp, 50% have plaster crumbling off them and the other 50% are just plain filthy.

Dear Landlord, my wife hurt her ankle very badly when she put her foot in the hole in your back passage. Can you please cover it up or something?

Dear Landlord, could you please tell me when our repairs will at last be done? My wife has now become an expectant mother.

Good morning fellow members,

What a wonderful time meeting up with all our established members in Newcastle during the week, thank you for your support. It was lovely to catch-up and reminisce over the past 20 years of investment properties. Thank you also for referring your friends, naturally we will be looking after them with our high 'Standard of Excellence' in the same manner that you are accustomed.

I was particularly impressed with our departure from Newcastle as the Australian Air Force jettisoned from the Airport in appreciation for our visit. (Ha-ha!)

Tomorrow, I will be up north in Mackay for a week visiting as many members as I can, so, expect a knock at the door and have the Tim Tam's ready.

Then I will be visiting lovely Hobart from the 5th to the 12th December, so for those members that I have not confirmed please call me.

I must say, even though it is exhausting I am really enjoying catching up with everyone and thank you for your warm welcome and hospitality.

Good morning everyone,

It was indeed a pleasure to meet with many familiar faces and also new faces whilst I was down in Canberra. It certainly was a lovely welcome visiting so many members and their children who are all grown up now since my last visit. Time has just raced away.

I must say their restaurants and hospitality service down there is far superior in comparison to other parts of Australia Well Done!!!

Timing was impeccable as President Obama arrived to meet me, to discuss the many opportunities that Australia has to offer however I was too busy catching up with everyone else ONLY JOKING Ha-ha!!!

I was also invited by one of our preferred developers to attend an Expo whilst I was visiting members in Canberra. I was very impressed with  Homecorp who offer a full turn- key housing solution to investors targeting high growth areas around Northern Queensland and Australia that fit into our property port-folio budgets. You will be hearing more about them soon!

Dance Encore Productions Reunion Party was absolutely fantastic as we reminisced over the special and exciting times that we all shared with Mac Mahon's Manor. Bruce & Leslie Scott produced over 30 of the most spectacular shows to a packed house over 7 years at The Manor, each show keeping audiences spellbound by the extravagance of costume design, choreography and the razzle dazzle of light and sound.

Mac Mahon's Manor was the place to be seen for all social events in Sydney, something that I have always been very proud of to create, this was due because of all our team, working in harmony, who maintained the highest level of standards that legends are made from. Thank you for being part of our life as we move into the next chapter.

The next chapter of course, being The FIRM which has now been operating for over 11 years. It is ironic that many members remember visiting Mac Mahon's Manor as customers, nothing has really changed where customers are now members of a different era, whose needs have changed with time, to be financially independent through to retirement and to maintain a comfortable lifestyle for the future.

I trust our team of professionals are still maintaining the high level of standards, so they too can become legends.

Dad always enjoyed touring the world on his favorite Cruiseships



Good afternoon Fellow members, Friends, Family and Associates,

On behalf of my Mum, friends and family, thank-you to everyone for your wonderful support, flowers and condolences.

Thank you for coming to the funeral. Your presence was truly appreciated. At times like these, the company of friends is incredibly comforting. Thank you.  

A special mention also to Wayne Fuller and Tony McCloud from A Gentle Touch Funerals for their encouraging council, your presence and  professional manner in our lives recently makes the fact easier to remember and keep the faith. Thank you.

A very special thank you to our youngest Ibbitson, my son Jayden (12 years old) who offered his emotional Eulogy which will never ever be forgotten.

An excerpt from my Eulogy -

There was no-one on this planet that new me as well as my Dad.

He knew me all of my life , as I knew Dad most of his life.

Whilst Dad was not always there with me he was always there for me.

He is still there, his smug grin and that knowing twinkle in his eye will never leave me.

This is not farewell; until next time when we see each other again Dad, take care.

Barry and Ros Porter celebrating Seniors week


The talented Barry Porter tickling the ivories for us going back for as long as I can remember when he played our Grand Piano every night in our finedining Restaurant in Mac Mahon's Manor, Hurstville, Sydney, nearly 30 years ago.

Sweet memories as Barry played all the classics over dinner and then later in the evening after everyone were well and truly relaxed, used to muster around the piano singing all the old time favorites, mostly out of tune Ha-ha!!! The good old days!!!!

Talking of the good old days, remember when I told you that we had an Entertainment Complex in St. George area called Mac Mahon's Manor and for all those members who dined at our Fine Dining Restaurant, or the Theatre Restaurant at  Mac Mahon's Manor, back in the 80's, there has been a special Dance Encore Productions re-union organized for late October for no apparent reason except to all get together to compare aging wrinkles with all the famous celebrities, dancers, musicians  and entertainers.  PARTY TIME!!!!

The FIRM Construction Company and The FIRM Technologies are currently in discussions with one of Australia's largest Development companies as a joint venture initiative for our Modular Housing projects. Naturally, we will keep you updated as we proceed.

Melbourne Overpriced After a decade of record growth rates in Melbourne, where house prices have climbed 133% since 2000, the outlook for the next 10 years is predicted to be in stark contrast.


The prediction comes from a group of the country's leading economists who warn Melbourne's residential property is fundamentally overvalued.

AMP Capital Chief Economist Shane Oliver and Grattan Institute Program Director Saul Eslake - the ANZ's chief number cruncher for close to 14 years both agree that Victoria will avoid a US-style property crash.

Instead, they believe house prices will continue to slide from their current single-digit growth rate and stagnate for five to ten years, as wages growth slowly again catches up with median house prices.

The Victorian capital is among some of the world's least affordable cities. Melbourne's median house price 6 years ago was approximately 3.5 times the average annual income, where currently it is around 9 times that figure. In comparison the figures are 6.1 for New York and 7.2 for London.

Unbelievable busy 3 months where all our plans for The FIRM over the past 5 years have all merged together. Must have something to do with the rainbow that landed on our front lawn. I want to take this opportunity to thank all those wonderful members and business associates who have dedicated their time to establish the ever expanding world of The FIRM.


Personal highlights for the month were also very busy with young Jayden (pink) competing for State finals for the Karawa SLSC Nippers, Serina and her new bike, and of course our stunning niece Alannah getting married at Sanctuary Cove.

Our first shipment of our light weight concrete panel arrived from our factory in China last week along with sample of all the fittings, fixtures and PC items watermarked and labeled under The FIRM. It is our intention to introduce The FIRM Technologies catalogue to our 28 Developers at a very competitive rate so we can pass on the benefits to all the members for the next developments.

The FIRM Construction Company

The Fast Innovative Rapid Modular Construction Company has some very exciting news for our modular housing system. After 5 years of research and development we are in final stages now to announce our 3 Building Contractors, the largest in Australia, to cater for our enquiries. Plans will be released soon for our first display of modular homes to be constructed in Coomera. So, if you wish to be the first to invest in the worlds leading technology when we launch of The FIRM's first official modular home, then stay tuned.

As you are aware we have been swamped with enquiry,

  • Malaysian Government's Low Cost Housing 1,700 Link Homes in Sabah.
  • New Zealand's earthquake victims. One of the largest builders for NZ, accompanied by the Insurance company are arriving next week to discuss a contract they have for 2,000 homes.
  • The most recent, initial discussions with the large Charity Foundations have allocated funds to rebuild homes for the Japanese victims. I have been invited to attend a very important meeting in Asia to discuss the final details in the next couple weeks.
     

The FIRM BUILDING SOCIETY

After 2 years of constant applications and hurdles preparing the formation of The FIRM Building Society to APRA we exhausted our budget to continue. So, last Christmas we made a monumental decision not to continue. Recently we were introduced to some new colleagues which may have re stimulated some new information for a possible joint venture. We will keep you upto date as we progress.

FIRMWOOD Estate


Coomera Gateway Foxwell Rd, Coomera, (my Dad's property) next door to the newly constructed University has now a Development Application Approved for the first high-rise in Coomera. This has set the precedence for FIRMWOOD Estate to apply for multi-storey application. A meeting with landholders has been set to discuss the final offer so we can proceed to apply for the Master plan to FIRMWOOD Estate.


ESTABLISHED INVESTMENT PROPERTIES

As most of our long term members are aware we have maintained and expanded our property port-folio over the past 20 years. Those initial properties are all starting to age now and are not performing as well on our Tax benefits. Repairs and maintenance schedules are increasing and they basically are all looking tired. We are currently considering to establish a 2nd Hand Division within The FIRM where some of our new younger members who do not have the borrowing capacity to purchase new property however they maybe in a financial position to consider "established property". Our new The FIRM Construction Company can do some amazing revamps and facelifts at affordable rates which will stimulate an affordable market for new members. Interested to hear your feedback.

Dear members,

Thank you to all the members who supplied all the cakes and cookies on such short notice for last Tuesday. We collected over 50 to 60 cakes in total with Annette guarding them away from me just in case I had the sweet tooth urge.

The Lexus was loaded to the rafters with enough food, to feed an Army. Bottled water, Cakes, Tea & Coffee and Saville Butchery provided 1000's sausages at below cost for us, thanks Trevor, really appreciated.

Annette and our neighbours Jen and Roger left early in the morning not knowing what to expect. We had plenty of media coverage however nothing prepared us for what we experienced in real life. It was a war zone. The Lord Mayor's office positioned us in an Industrial area where the water level reached over the 2 story buildings at Jindalee. Michael and his daughter Melanie from Chapel Hill were waiting to help set up. Word got out very quickly as the 'Mud Army' merged towards us.

I was amazed at their attitude, as everyone was willing to help. Everyone was so well organised yet there was no leader. Owners and workers worked together slugging through the rubble upto their elbows in mud. There was certainly a strong sense of community spirit which made me feel very proud that I was an Australian. "When things get touch then the tough get going"



Within a few hours we had served over 1,000 sausage sizzle when we received our next check point at Figtee Pocket. This area is positioned on a bend in the river close to Brisbane with beautiful waterfront homes. The force of the river decided to take a short cut and went through all the homes in a straight line. The owners were devastated escaping with their lives with their only possessions being the clothes on their backs. A lady approached me with a few photo albums thinking I was a local resident to see if I new the people photographed in the park behind me. She lived 5 kms away and found them in her front yard. That just goes to show you the force of the river where these residents jewellery, clothing, furniture, in fact everything had vanished.

The Local Member arrived and explained the support and recovery plans to the community. These people are destitute and really appreciated our efforts, then the enviable happened at the end of the day where the skies opened up with a deluge of rain. This time everyone was happy as it washed away the dried mud and dust and cooled down a 36 degree day.

Amanda Walton, Walton's Finance was going up to visit the Lockyer Valley the following day with a truck load of food so she called in to pickup the remaining 600+ sausages and cakes. Speaking to her earlier today she said that her response was amazing as she is going up again tomorrow with her 5th truck load of goodies. This time the truck is full of toys for the children.

As most of you would be aware some insurance policies do no not include coverage for flood. In addition, Amanda has also arranged for a drop off zone for all non perishables for these victims. We encourage you to donate items that these people can use especially toiletries, toys, linen and anything you can think of that you would need to live. We have been in contact with residents in Lockyer Valley and they are pleading for help stating the area is like "war zone". Some of these people still have not seen their friends and neighbours and probably never will.

Queensland Flood Notice

Good morning fellow members,

Thank you to all those members who called or emailed their concerns for our well being because as most of you are aware that we are surrounded by water with the Coomera River at the front of our place and the Canal behind us. We are okay for the moment however the tides are continuing to rise and the Authorities suggest that we will be okay.

Some businesses in Brisbane and Gold Coast are open however many have closed for the rest of the week due to the flooding of their homes or businesses. Those that have not be effected are closed rescuing family and friends from the flood areas. Some companies have activated Flood Management plans to ensure that all information is secure and their services are operational however offices are relocated to higher grounds to maintain business as usual. Please be patient as telephone lines may be limited.

As the Press have announced to limit driving to essential services only I have not been able to inspect any of our investment properties for you however at the moment speaking to one of our members a chauffer for a Limousine company said everything remains normal at the moment with no damage to property. This may change when the tide rises, however we a lucky at the moment as the rain has stopped and we have no rain today, so we may all be okay.

A recent media release by the Credit Ombudsman Service Limited (COSL) has urged Queensland borrowers affected by floods not to delay seeking financial hardship relief.

COSL has recently announced that past experience to date suggests that lender members and mortgage managers are prepared to genuinely consider requests for payment variations. Some of the key points where lenders could assist are:

· Suspending home loan repayments

· Providing changes to repayment arrangements eg. P&I to Interest Only

· Customers home loans may apply to defer repayments for up to three months

Each lender will approach the situation differently based on the circumstances and what policy exceptions they are prepared to make. Most will be fair and reasonable.

Our thoughts and best wishes for those members and friends that have been affected by the floods, and if there is anything that we can do please do not hesitate to contact us direct as we may need to structure "Adopt a Member" as we did with the Victorian Fire victims.

Dear members,

Well, what a year, what a ride as 2010 has faded into a distant memory. So what is the big deal day of all days? Why is it after spending a few days off work with nothing much to do but eat too much, drink too much and spend too much, the prospect of the dawn of another January fires us with an unshakeable resolution to make ourselves someone better than we were a few hours earlier?

This year we will all eat better, exercise more, drink less, quit smoking, be less selfish, care more, look after the environment and donate more to the poor. We decide to be an all round better person. I was reading in today's paper that actually recent research statistics only about 12% of us actually carry our resolutions through to fruition, but nonetheless we are firmly (pardon the punn) and expressly committed to do our best to improve.

Look how we have grown since the foundation of The FIRM in the year 2000 to 2010 with now over 8,000 members.

"Our Christmas Message"

Good morning fellow members,

Another wet Sunday here on the Gold Coast which gives us plenty of time to decorate our Christmas Tree and prepare for the big day. Annette is madly cooking the Christmas Cake and I can distinctly smell the aroma of the fruit mince pies baking in the oven ... This is the smell of the magic for Christmas that we all remember!!! ... 20 Days to go!!!

We are sharing Christmas this year with family and friends at home and will be celebrating New Year in Sydney. For all those members who travel here to see us over the Festive Season we return on the 10th January. Annette and I look forward to dedicate the time to show you around the areas you have invested in over the past 21 years, many positive changes. In many cases you will not recognise your suburbs that you invested in due to the solid expansion of growth in the areas.

Annette and I would like to take this opportunity to wish each and everyone a wonderful, safe Christmas and prosperous 2011.

For all those members who purchased in Villa Casa Blanca, Hope Island Resort in the middle of the Hope Island Golf Course and a host of other developments throughout the Gold Coast and Brisbane over the past 15 years.

Great effort Marcus and Steve coming in 12th, you have done us all very proud! Standby and keep an eye on this Jim Beam Racing Team as it will be one of the strongest endurance teams for the season.

Our Oldest member - 102 years old

Good afternoon fellow members,

For all those members who remember when Annette and I were invited to Eveline's Mum's 100th Year birthday a couple of years ago, well Gertrude celebrated a quiet birthday without all the fuss as she has just turned 102 years of age and still very spritely chasing all the younger men.

Everline tells me that recently Gertrude slipped on a wet floor and hurt herself, it has slowed her down now from running around for a while, but knowing the determination that Gertrude has, it wont be long for her to be back to normal.

Happy 102nd birthday Gertrude, from all the members, we wish you all the best and a speedy recovery.

Three Generations of Members

Early this year we achieved a milestone for The FIRM as we lapsed in time to our third generation of members.

Kim and husband Jim started the ball rolling a few years ago establishing there first investment here on Hope Island. Then their son, Scott took advantage of the First Home Owners Grant a year ago and purchased his first property in Coomera, a beautiful 4 bedroom DLUG home behind Dreamworld. (Felix Development) Scott now has used his existing equity and savings to already expand his port-folio on a beautiful townhouse nearing construction, also in Coomera. Kim also introduced us to her Mum and Dad who lived in Coffs Harbour. Rosia and Keith decided to relocate to the Gold Coast to be close to all the family and purchased a beautiful apartment at Runaway Bay recently.

Unfortunately Keith, a jovial man with a great sense of humour passed away last week, sadly missed by everyone, especially his wonderful family.

At the funeral, I had a reality check and stopped and thought, life is too short and sometimes not fair as we set goals and ambitions for the future and don't take time out to stop and smell the roses on the way. Annette read this to me the other day which I wanted to share with you as I believe it is so fitting to today's lifestyle.

Total Acceptance

It is through total acceptance of what is, that you gain total control of what can be. By allowing life to come to you you empower your own purpose to radiate out from you.

You can not successfully fight against what is. For the moment you choose to fight, you are fighting against the past that can not be changed.

Accept the energy that comes to you in this NOW moment, whatever flavour that energy may be. Apply that energy to create a beautiful future filled joy and positive purpose.

Embrace each circumstance as it comes into your awareness. By doing so will access to positive possibilities.

Live from a place with deep seated peace. Instead of jumping into a reaction at every turn of events, exude a consistent, confident purpose.

I have a a very special announcement which I would sincerely love to share with you and more importantly listen to your valuable comments and advice to what direction The FIRM needs to go for the future.


The FIRM's VISION

Can you suggest what else do you think we could improve on?

As you are aware, The FIRM was formed by you and a handful of members nearly 10 years ago, to be more specific, Queens Birthday long weekend, 10th June 2000. During this period we continue to enjoy the journey, exchanging ideas, sharing vital information, expansion of our property port-folio's, meeting new members, referring friends and family members which are now coming through as a third generation, listened to sound advice from our panel of qualified experts, and delivered the latest News and a current affairs as it happened.

We have all witnessed The FIRM's growth and level of commitment over the years, as we continue to expand and constantly improve our position that continue to benefit all of us for the future.

Our current membership stands at a massive 7,691 members. If we had to categorize all the members into three distinct departments,

  1. The first third of the early members would hold a minimum of 10 properties in their port-folio showing a ratio of 70% Asset to 30% Debt.
  2. The second third of the members are our children, who we educated when the first Home Owners Grant was announced, those young members now on average have between 1 to 3 investments currently,
  3. The last third of the members would hold from 1 to 10 properties in their port-folio. Except say 350 to 400 members who are sitting in a holding pattern being closely monitored by our Financiers establishing more secure foundations before they enter the property arena. Included in this department are a few non active members who are business associates.

    If we look back to our past achievements -
  • Securing a talented and professional team of Financiers, qualified Financial Planners and Accountants offering sound advice, shopping around for the best financial products available, preparing personal 10 year budget forecasts, calculating all the risks and the benefits for property investments for now and the future.
  • The FIRM Money The formation created3 years ago was  of offered members a 2% reduced rate of interest. Current focus under consideration is creating our own Building Society.
  • Consortium of 28 developers who agreed to offer the members property based on Bank Valuations.
  • Legal Team of professional property conveyancers - Q Property Law and now joining the team is Platinum Lawyers.
  • Property Management for On and Off site Managers to ensure our investments are in pristine condition for better bank valuations.
  • Motor Vehicle Finance.
  • Self Managed Superannuation Funds for property acquisitions.
  • FIRMWOOD Estate - 21 hectre 2,300 themed residential estate and commercial precinct Coomera. Commencing 2013.

 

More recently was the creation of The FIRM Technologies and also The FIRM Innovative Rapid Modular Construction when we combined new construction technology of a light weight concrete panel system into the design and development for a modular housing system to reduce the rising cost of labour and building material costs so members can benefit from the massive savings.

The most recent has been developing a strong relationship with an Australian inventor of a unique paint protection system which claims a lifetime guarantees to surfaces. More about this later.

Our Future Goals -

We have sort professional advice as to the best way forward for us as a group, bearing in mind the various company port-folio's and International Governments and Public Companies that The FIRM is in discussions with.

The FIRM has emerged as a commercial conglomerate but without real structure, and we think it is time to put all the various pieces together to form one complete corporate entity.

It has been suggested to us that the way ahead for The FIRM would be to go Public, in other words to form a Public Company under the banner of The FIRM as the head body owning 100% of the seperate companies with you as members being the shareholders electing the board of Directors at the AGM's. By doing this the company is spreading the ability of productivity and worth across a number of company structures which all fall under the ownership and control of the Head Company. In that way we can all share the future successes and benefits through offering preferentual shareholding to all the exisiting members of The FIRM (Obviously finer details would need to be worked through) and the balance of shares of the company's shareholding would be released into the Public arena.


Disadvantages for forming a Public listed company are -

Market place fluctuations eg, the possibilities of share prices going down.
The inability of corporations or individuals to control the market.
Volatility of the Market generally.
Members reliance on Directors in make the right decisions.


Advantages of forming a Public listed company are for The FIRM are -

The creation of a legal entity with a regulated corporate responsibility through ASIC. (Australian Securities and Investment Corporation)
Regulated Directors responsibilities through ASIC.
Ease of dealing with other companies and Financial Institutions
Ease of Identity when dealing with overseas Governments and Corporations.
Security for Shareholders eg, Compliance provisions of the corporations act and ASIC requirements.
Transparency eg, Registration of Directors of Company particulars with ASIC available on internet search.
The ability to raise offshore funds in a regulated environment.

The Benefits and Advantages to all the members are -

The opportunity for the members to share in the profits generated by The FIRM eg, Dividends on Shares.
For members to enter the market place with minimal contributions of funds.
Members to share in all the business activities and benefits of the company.
The ability for members as investors to benefit from discounted interest on investment loans.

Well, I am back from holidays, now getting back into the saddle after a wonderful relaxing 1 month off doing basically nothing except for few meetings here and there (just cant help myself).

We drove down to Sydney at an easy pace, which took a week, visiting a few members on the way down, it was great to see everyone. Caught up with all our old friends and relatives celebrating Christmas and New Year and the meandered back at another leisurely pace visiting most of the wineries on the way back. So, party time at The FIRM's Head office, open 24 hours ... You know the address!!!!

I have to say our LEXUS 470 4WD was an absolute pleasure to drive, I know I have raved on about this in the past, however this has been the best vehicle I have ever owned. Sitting back in armchair comfort, listening to our favorite CD's and arriving refreshed after a long drive exploring our wonderful coastline. Thankyou to all the boys at LEXUS for convincing me that your cars are superior to Mercedes where ours just sit in the garage collecting dust. Any OFFERS!!!

Just arrived back from Asia to join in on the Melbourne Cup festivities. What a great day, fabulous company and wonderful food, all at our local Golf Club here on Hope Island. Hope you backed a winner ... I didn't!!!

What a whirlwind tour of China, in and out of Boardrooms, Hotels, factories, building sites and aircraft in just 2 weeks and no time to do any of the touristy stuff while Annette held the fort back home. I must say I am now very exhasted however also very excited to share some wonderful news with you about heavily reducing the current building cost and labour for our property investments for the future. For example FIRMWOOD Estate in 2 years time where all these benefits will be passed onto all the members of The FIRM only.

I guess you are wondering why you are not hearing from me recently, well I have been travelling the world sourcing solutions that will benefit all The FIRM members, and I believe we have found some great solutions.

The direction of The FIRM is about to explode onto the market with a number of very unique strategies and products that have been carefully planned over many years, now almost reaching the final stages of release. The enormous amount of effort, time and professional advise from our unsung heroes behind the scenes, has been nothing short of a miracle. Their true dedication and support has been unbelievable. Originally from Victoria now living in Queensland, Melainie White, aged 33 years old has spent most of her life as a Real Estate professional and successful property investor. The FIRM TECHNOLOGIES

 



Recently we formed a new corporation The FIRM Technologies Pty. Ltd. to research new technologies that maybe available in the market place to source a solution to reduce the current building costs of material and labour. The rapid rate of escalating building material costs and the rise in interest rates will eventually force us as investors out of the market place, which could be catastrophic for the future housing and rental market.

During our research we were able to source a building solution that could revolutionise current building techniques for the future. This technology will allow us to construct the envelope of an average 250m2 home within 24 hours including footings, floor, external & internal walls, and roof for a very competitive price. All certifications and Australian building standards have all been approved. To commence manufacturing the cost to produce here in Australia is prohibitive so we have sourced alternative arrangements. This technology is not new, however has never been commercialised to this level in the past. So, stay tuned as we continue to improve our standard of excellence for now and the future.

Good morning fellow members,

I can not believe how fast the year has gone, my apologies for the delay of what started out to be a monthly Newsletter years ago, has now gone over 4 months, no excuses!

What a year we have all endured, it is enough to make your head spin. Starting off doing battle with the Federal Govt on Low Cost Affordable Housing, forming a Consortium with all our developers, the downturn of the current economic market with many members having to extend their work commitments and put retirement on hold due to their drop in superannuation, etc. etc. no wonder I am exhasted.

The good news is that we are getting closer to FIRMWOOD Estate. Contracts were signed $100,000ml on 18th December 2008 subject to 90 day due diligence with settlement due on the 18th June 2009. More details in March.

Word out on the streets are that we are to expect another 1% drop in interest rates very soon and another 1% soon after. Interesting to note when we were all experiencing the higher rates last year we all raised our rentals accordingly. Did you reduce the rental rates now the interest rates have dropped? ... No I didnt think so! ... And they say properties are risky, just look at the share market ... Ha-ha-ha!!!!

Other good news is we are also moving forward carrying out the balance of our due diligence on exciting new building technology which will revolutionalise the building industry by building completed normal homes within 7 DAYS for a fraction of the price, yes massive savings. I will be announcing this very soon!

CHEF of the YEAR - Nathan Barker


Last week, Executive Chef, Nathan Barker, future son-in-law, took out the prestigious Gold Coast People's Choice Restaurant Award

"CHEF of the YEAR" for The Melrose Restaurant.

Nathan's culinary talents were inspired by his surroundings of the SeaWorld Nara Resort here on the Gold Coast.

To qualify to be a finalist your restaurant had to achieve a minimum 300 guests recommendations and praises. All restaurants throughout the Gold Coast competed, however, Nathan generated the strongest following. CONGRATULATIONS Nathan! ... Chip off the old block!!!!

Nathan, just so happens that we are organising a quiet intimate dinner party for a few guests ... All 6,628 of us!!! 

 


Gertrud turns 100 years old

  

What a night last Sunday was when everyone kicked up there heels to celebrate Gertrud's very special day. Letters flowed in from -
Her Majesty the Queen of England "I am pleased to hear that you are celebrating your One-Hundredth Birthday. My sincere congratulations on this very special day" signed Elizabeth R.
Prime Minister Australia, Mr. Kevin Rudd " Therese and I offer our sincere congratulations on the occasion of your 100th birthday."
Premier of Queensland, Anna Bligh " Congratulations Gertrud Kruger on celebrating your 100th birthday on the 16th September 2008 I wish you every happiness for the future"
Born 1908 Gertrud experienced not one but two world wars in Berlin, a raging bush fire in Tasmania 1969 loosing all her worldly personal possessions and friends on all occasions. Gertrud is accustomed to rebuilding her life, perhaps this is her secret to life.

John and Eveline Breindl (Disco Duck) had prepared a beautiful party atmosphere with guests travelling from all around the globe.

There is HOPE in Artistry

Georgie Hope     is motivated to the extreme as her goals are to have 10 new property investments within the next 5 years.

Georgie's entrepreneurial skills and artist talents encouraged her to create her first Art Exhibition. The whole family chipped in as Dad and Mum presenting some brilliant photography art, whilst brother Ron displayed some body sculptures that have to be the best I have ever seen. The word travelled fast and many other budding artists displayed their art as well.

The exhibition was very successful generating a few sales, enough to cover the overheads and a handsome profit, except when Georgie received the Public Liability account. That's OK! I have introduced Georgie to our Insurance Company who will have these costs reduced for the next exhibition.

Gary Ibbitson, yes, my baby brother celebrates another win. Gary's hobby is restoring American V8 concourse cars with his latest addition to his stable a 1977 Lincoln Continental Coupe, fully restored and left-hand drive.

Gary's floor area in his shed is now bulging at the seams so now is considering Car Lifts so he can double his collection. President of numerous clubs here in Queensland he is always looking for new enthusiasts ... Interested, call me!!

Junior Pro - Birdie's 1st Hole - Hope Island Resort 

  



The Hope Island Junior Golf Program was established to introduce more young girls and boys to the game of golf and to nurture their skills and enjoyment of the sport. The Program includes Saturday, Sunday and weekday junior clinics, skill challenges, certificates of achievement, Holiday Camps and Junior 9 Hole Events. The program provides a safe and positive learning environment for all Junior Golfers and most importantly is fun!

Peter Cote coached Jayden, our 9 year old for the past 3 years. Jayden was invited to play on the course. We, the parents have to be the children's "caddie" (Chauffeur) as they are all under age to drive the Golf Carts.To everyone's amazement Jayden delivered a birdie on the 1st Hole.

The competition is fierce out there with the children all under 14 years of age. Anyone out there for the Challenge "Can you beat a 4th Grader"... Ha-ha!!!

Guess who has turned 25?

Yes, you guessed it! ... Natasha our second eldest daughter has made the quarter century without incident. She had a unique idea to celebrate her birthday by swimming with the dolphins at Seaworld and then celebrating with family and friends, providing a themed pink 'Tea party' in their apartment afterwards. What a contrast as our eldest daughter Serina 27years old goes canoeing, ruffing the elements.

Celebrity Doctors of the Gold Coast Doctor Kevin and Doctor Sue Roche couldn't resist the temptation to put their name down for the Villa Casablanca Presidential suite on Hope Island Resort's Golf course estate yesterday. They even upgraded their tender for the weekend to celebrate.

FIRMWOOD Estate is moving along nicely at the moment as we have appointed a Town Planner, Mr. Allan Wallis from NZ to orchestrate the preliminary concept plans.

 

One thing is for sure that FIRMWOOD Estate is shaping up to be one of the most exciting developments ever seen on the planet. Once we have everything in place I am positive that you will be so proud to be associated with this development.

 

I know I have only been providing small tid-bits of the project recently as I have been carrying out the balance of our due diligence. Members who visited recently have been very supportive with the overview. In fact, their enthusiasm for providing additional ideas from their own businesses have certainly assisted in moulding the foundations of this very special project. So, if you have any innovative ideas that will enhance FIRMWOOD Estate please call me.

 

Originally, the council considered a height limit of 6 levels within a portion of the precinct, however they are now considering a higher density to a possible additional 10 levels. This could potentionally expand the residential component from 1,500 residents to ... who knows ... in excess of 6,000+ residents. 

 

We have created a unique plan with a particular developer who will be able to produce a very high quality product for a fraction of the price within a limited time schedule. Naturally, these benefits will be forwarded onto you and your friends.

Good morning everyone,

 Well, here we are again with the latest Newsletter, I cannot believe that this is now our 72nd Edition. How time has flown with plenty of water flowing under the bridge (pardon the punn) as most of Australia received enormous rainfall since our last Newsletter in November when the whole country was in drought.

Let's focus on the past 3 months in the world of The FIRM. My vision is to continue to be surrounded by professionals in their chosen fields to guide us in the right direction so The FIRM, as we rapidly expand, can maintain our standard of excellence now and for the future as we have done in the past.

Some of us are going through preparing to tighten their belts, where others are feeling very comfortable with the current economic climate ... Why is this so?  To answer this question and many other questions you need to seek independent advise from experts who have knowledge of your specific circumstances and I recommend that you consider that advice.

Now, lets highlight the past 3 months in the world of The FIRM.

     

     "Top Gun" is like a Ferrari on the water reaching speeds of upto 60 knots. Zoom ... Zoom ... Zoom!!!

 Thought I would share with you a picture of Jayden now as he has really shot up in height since last time you saw him. His talents are expanding to the saxophone as he continues to enjoy his music.

 Newly wed members, Deb and Vishu Biswas have officially opened their new shop last month called "Indian Essence" - 21/99 West Burleigh Rd, Burleigh. They both are extremely proud of their new venture which will assist them to expand on their existing property port-folio for the future. Please give them your support and ask about their ready made curries ... they are yummy!!!     

 For those members who know Ngaire visiting your home recently, this is her dream machine.

FIRMWOOD Estate 

Thankyou to all the members who were concerned why I haven't spent time emailing you as I normally do. I have been so focused recently on FIRMWOOD Estate that it has taken most of my time, just ask Annette. 

One thing is for sure that FIRMWOOD Estate is shaping up to be one of the most exciting developments ever seen on the planet. Once we have everything in place I am positive that you will be so proud to be associated with this development.

I know I have only been providing small tid-bits of the project recently as I have been carrying out the balance of our due diligence. Members who visited recently have been very supportive with the overview. In fact, their enthusiasm for providing additional ideas from their own businesses have certainly assisted in moulding the foundations of this very special project. So, if you have any innovative ideas that will enhance FIRMWOOD Estate please call me.

Originally, the council considered a height limit of 6 levels within a portion of the precinct, however they are now considering a higher density to a possible additional 10 levels. This could potentionally expand the residential component from 1,500 residents to ... who knows ... in excess of 6,000+ residents. 

We have created a unique plan with a particular developer who will be able to produce a very high quality product for a fraction of the price within a limited time schedule. Naturally, these benefits will be forwarded onto you and your friends.

Good morning everyone,

Well, what a massive 2 months we have had with the formation of The FIRM's Insurance company, The FIRM's Non Mortgage Finance, breaking headline news with the key to unlock our superannuation for more properties, brilliant quality and location of HOT Property SOLD in 6.5hrs, a new facelift to our logo, winning the award and one of the most important days of the year ... Fathers Day.

Yes, we decided to do something very special for Fathers Day with our friends, The Bulmer family (members) and hired a 1875 cottage in the Granite Belt, Stanthorpe, South Queensland. We had an absolute ball as we test drove the new Lexus LX470 (Fathers Day present) for 3 hours to one of the best wine regions on the planet. The cellar has been topped up now ready for some serious parties ... Ha-ha!!!

FIRMWOOD Estate

One of the genuine parties interested in our home is a wealthy businessman from Beijing. During our discussions last Saturday we were exchanging business cards and asked what line of business we were in. He was very interested in FIRMWOOD Estate and another meeting was set last Thursday with our developers. After detailing the development on the 56 hectares of land in Coomera he became even more interested in assisting us with a joint venture arrangement. He has now returned back to Beijing to discuss this with his colleagues. I will keep you posted as we progress.

Good afternoon everyone,

Well, another month coming to a close with plenty happening. Thankyou to everyone who emailed their concerns on not receiving the latest Newsletter. Things have been a little hectic since May as you could imagine with all the activity happening around here, however here it is..

... Where do we start!

Great news about Disneyland coming to town (Coomera) which has sent everyone ballistic. Lucky we have plenty of stock available soon that we have land banked for all these years ... GO FIRMWOOD!!!!! 

As many of you are constantly reminding me that I should have an assistant to ease the work load, well, I have finally sourced a very special person after all these years, who I believe will be able to keep up with me. Please meet Patti Anderson. From time to time Patti will be calling you as a courtesy to see how you are going and to see if you need any assistance for the future.

Patti is currently in training with GE Money so she will also be versed with all of the many products the The FIRM Money can offer. In addition to this she will be spending time with all the other departments including The FIRM's Property Management, The FIRM's Managed Investment Funds and The FIRM Insurance (launching soon) This way she should be well versed to assist everyone. As you are all aware the launch of The FIRM Money has been a runaway success with many members having a closer look at their interest payments especially now that the rates have risen. Give them a call on 1300 595 110. I guess we will all be increasing our rentals to offset the increase, the poor tenant seems to always be at the brunt of it all.

Talking of tenants, most of the on-site managers have confirmed long waiting lists for tenants to move into properties and are continuing to offer higher rentals than published is starting to ease a little.

Hi John.  Ali and I are off to East Timor again in September.  We have a number of projects on the drawing board that we need some help with and are wondering if we could appeal to our FIRM friends for assistance.

Last year we visited East Timor twice and completed a number of projects.  We work in the township of Viqueque (in the south east of the country) in association with some friends and the City of Geelong which has a sister city relationship with Viqueque.  Groups and organizations from Geelong have taken on the support of education and health in the town and the rebuilding of the town square.

Since our first visit in April 2006, Ali and I have:

  • completed two water supply projects to parts of the town without piped water.
  • The first was to a small village of disadvantaged women who had to walk several km to collect water from the river.   A number of children were killed each year by crocodiles.  Now they have sufficient water to be healthy, grow vegetables, and have a greater sense of pride.
    The second project was to an area in the town that had a tank installed by an aid program many years ago but had been wrecked by the Indonesian military as they left East Timor in 1999 (as was nearly every other piece of infrastructure).  Each of these projects cost around US$200.00
  • supported an independent secondary school with materials and support to volunteer teachers.  This school was established by a group of parents and teachers who wanted a better education for their children than that offered by the corrupt and poorly run government school.
  • funded the purchase of 2 treadle sewing machines and an over-locker.  These were to support a women's sewing group.  The sewing machines and over-locker are US$90.00 each, and are well beyond the capacity of local people to purchase. 
  • helped establish two soccer grounds for junior soccer clubs.  Because of the fatality rate during the Indonesian occupation and the population's commitment to the Catholic faith, 50% of the East Timorese population is under 15 yrs.  While most young people attend school, there is little else to occupy their time (there is very little paid employment).  Without a positive outlet, young men can become associated with trouble makers.  Soccer is the main sport and provides the positive outlet required.  There are about 10 soccer clubs in Viqueque, mostly poorly equipped and playing on rough, open fields. 
  • sponsored 2 teenagers (Januario and Vina) to senior secondary school and on to university.  This year Vina has worked for the United Nations in East Timor as an election official.

            In September we have a few more projects in mind. 

  •  The women's sewing group that we bought sewing machines for are hoping to make school uniforms for the town's children.  Currently the uniforms must be purchased from the school.  We believe that a fair amount of the cost of the uniforms finds its way into the pockets of school officials who have grown up in the Indonesian system where corruption is the way to get ahead.  The women believe they can make and sell the uniforms for about half the price that the families are currently paying. 
  • To start, they need a donation or loan to purchase start-up materials.  Once they are producing and selling uniforms, they hope to build a sustainable industry, reducing costs to families, providing employment to local women (where there are no current opportunities), create a cash flow around the town, build self esteem and confidence, and demonstrate an alternative to corruption.
  • We have committed to raising US$1000 to help the women purchase their start up materials.  We propose that this will be in the form of an interest free loan that they can pay back as the business establishes.  Once repaid, we can finance other small businesses.   Hopefully we can sustain a small micro credit scheme that allows the communities to build their own future.   While it is tempting to donate the uniforms or materials, in fact it is much better to inject cash into their economy.  By doing this they learn to manage a business, build skills, and injects of cash into a very poor economy.  Only about 10% of adults have a paid job and the average pay is around US$10/week.  Without external help they can never begin to get out of their poverty.
  •  As explained earlier the town is full of young people.  While generally very well behaved and respectful, it is inevitable that unoccupied young males will find trouble to get into.  Supporting the development of soccer in Viqueque will provide an outlet for their energy.

 We hope to support the establishment of more soccer fields and clubs.  When we were there last August we watched a soccer game.  Many of the players did not have a full uniform and at the end of the first game we watched the junior players run to the sidelines, take off their boots (those who had them) and give them to the senior team players for the next game.  Cost for establishing or refurbishing a soccer field includes removing vegetation, cartage of sand from the river for levelling, purchase and fabrication of goals and nets, and feeding the many willing volunteers.  For this project we are also hoping to raise US$1000.  Any spare funds will be used to upgrade uniforms.  

  •   We are also intending to undertake another water supply project.  Costs for this will not be too high and our families have forgone their Christmas presents and donated the equivalent amount to these projects. 
  • If we have a significant surplus we might look at renovating the local airstrip.  Currently it is eroded and unusable.  The road trip to Viqueque currently takes over 6 hours on very rough roads.  An airstrip would allow the same trip to be taken in 1/2hr.  This would enable more visits, enable medical evacuations, and perhaps establish a tourist trade.ture.

 I am sorry that this is a bit long winded.  We are hoping that you might promote our cause to our fellow FIRM members.  I am sure that there are many, such as ourselves, who consider themselves very lucky to be able to plan our financial future with your help.  There are many people in the world who barely have a present, let alone a fu 

It is in helping others, that we truly realize our worth.

June 2007 69th Edition

Good morning everyone,
 
Hasn't time gone fast since our last Newsletter, so much has happened with the demise of Silverseas Resort & Spa, launching our new Estate at Coomera FIRMWOOD Estate and picking up a few bargains on the way with the Mortgagee in Possession at Woody Point and Coomera.
 
More importantly, it was great catching up with many members over the break, a few who weathered the storms to join us at Couran Cove had a very relaxing time sitting on the balcony having a few quiet ales and cocktails to celebrate Annette and my 32 year Wedding Anniversary.
 
Well, I guess we are all back to our abnormal routines as the School Holidays are started. 
 
Friday 13th has been and gone ... PHEW!!!! I was doing my regular hourly morning walk when I walked in front of a bicyclists. Lamson Vuu from Melbourne had a near miss in his car. Helen Wise from Sydney was driving in heavy rain when her windscreen wipers flew off. I think this tops all Friday 13the tragedies with this $4.5ml Sunseeker being offloaded from a ship.
 

Annette and I had the pleasure to be invited to the special launch of Ann Middleton's jewelery party at the Palazzo Versace recently, a stunning event with her masterpieces of exquisite design on display. As you can see the giggle juice had just started to take effect!

Thanks for voting for my design for the FIRMWOOD LOGO.  John Ibbitson has asked me                to give some background re my ideas that lead to this design.

Primarily any logo needs to convey information that is easy to understand by those who are intended to use it or be attracted to it.  FIRMWOOD ESTATE needed to be bold and clear.  I felt that the relationship to the FIRM also should be reinforced, not only in the estate's name but elsewhere in the logo.  By integrating the red and yellow circles I was able to achieve this.  Beyond that I was looking for an overall effect that was crisp and comfortable to look at, with a corporate edge.

A concern that was of utmost importance was that this logo would need to appear on letter heads, business cards, etc, therefore its overall shape had to lend itself to a myriad of potential applications.

Putting all that information together and ending up with the final product is simply creative instinct.  How that happens, where that comes from, I really don't know.
